Why should I use a property manager?

A property manager has the structure in place to successfully manage your rental property allowing you to step back from the day-to-day operation. A property manager may also positively influence the caliber of applicants interested in your property.

What is an accidental landlord?

An accidental landlord is someone who entered that role due to circumstance rather than desire. For example, someone who gets a job transfer out of state who chooses to rent rather than sell their home.

Will you manage a property that already has tenants?

Yes. We can carry out the responsibilities of managing your property as outlined in most lease/rental agreements.

Are there any upfront fees required at sign up?

No fees are required however, we collect a deposit to establish the landlord's operating account. This credit will be used towards a future expense such as a repair.

I’m using a real estate agent to find tenants. Will you still manage the property?

Yes. Even though our service includes tenant screening you’re welcome to use a real estate agent for this purpose

Do you manage furnished rental homes?

Yes, however requires a particular strategy since most tenants will have their own furniture to bring. A strategy we're prepared to implement to find a qualified tenant.

I have certain contractors I want to service my rental home. Will you accommodate them?

Of course! Tell us who they are and we'll give them preferred status when their expertise is required.

Do you manage "rent to own" properties?

Yes. Also known as Lease with Option to Buy, we'll manage the property and collect the rent plus the additional amount designated for down payment and deposit it in escrow. And if you don't already have a "buy option" lease we'll draft one for you based on the terms you set with the tenant/buyer.

What advantage does a Parq Realty rental property have that others on listing sites don't have?

Many of the rental listings are managed by individual landlords who, although well-intentioned, typically don't have the experience or structure in place that we do. Add to that, many landlords live out of state and can't necessarily respond to tenant needs in a timely manner.

Do you offer house sitting services?

No, we don't offer house sitting services. We provide offsite management services.
